Ashland real estate news

ashlandThe Ashland real estate market, which is a part of the larger Southern Oregon real estate market and the Jackson real estate market, has been lagging somewhat behind the trend of the generally strong areas around it. According to an article originally published by the Associated Press and reported on the website of KTVL News 10, overall home sales in Jackson County increased, although the community of Ashland itself fell somewhat. The September 8, 2009 article noted that “Home sales in what had been one of the strongest real estate markets in Oregon are lagging as buyers snap up distressed properties instead of more upscale homes in Ashland. Existing home sales in Ashland fell 5.8 percent over the 90-day period ending Aug. 31, compared to the same period last year.”

According to figures released by the Rogue Valley Association of Realtors, existing home sales in the entirety of Jackson County  increased almost twenty seven percent. Ashland homes for sale seem to be rallying in terms of home prices, at least according to the Southern Oregon Mail Tribune. According to a September 5, 2009 article written by Greg Stiles, “For the seventh straight month, home sales increased by double digits year-over-year…The median sales price for the three-month period was $186,000, down from $190,000 a year ago…The median price for Ashland was $328,500 – highest in Jackson County…While the lower end of the market has showed considerable improvement thanks to the $8,000 first time home buyer tax credit program slated to end Nov. 30, the upper end of the market remains stagnated.”

Real estate in Ashland seems to have fallen back compared to the rest of Jackson County, at least according to the Argus Observer. According to a September 8, 2009 article from the Associated Press, “Home sales in what had been one of the strongest real estate markets in Oregon are lagging as buyers snap up distressed properties instead of more upscale homes in Ashland.  Existing home sales in Ashland fell 5.8 percent over the 90 day period ending Aug. 31, compared with the same period last year. Existing home sales across all of Jackson County, however, rose 26.9 percent – a sign that lower-priced homes are selling better than high-end homes.”
