Real estate in Chattanooga has been consistently one of the most resilient markets both in the state of Tennessee and the southern United States at large. There have definitely been ups and downs in the local real estate market, but overall Chattanooga has weathered the economic storms of the last few months and years and remained in decent condition overall. There is no definitive indicator of whether or not this trend will continue into the next months, quarters, or years, although it seems plausible that Chattanooga will remain overall positive, with a few week spots. As early as March 13, 2009, NBC affiliate WRCB was reporting that Chattanooga seemed to be “weathering (the) economic storm”, citing several business owners and realtors that found that consumer confidence was on the rise.
At this relatively early stage in the national crisis, Chattanooga implemented a number of community based efforts designed to avert foreclosures, according to a May 21, 2009 article also posted by WRCB. There are still efforts of this type in Chattanooga, according to a September 13, 2009 article in the Chattanooga Times Free Press, which noted that there would be a homebuyer seminar in Hamilton County focusing on foreclosures and prospective homebuyers. It seems that these efforts have helped keep the local markets from plummeting, at least according to a September 24, 2009 article reported by the Associated Press, which noted that “Sales of previously owned homes were flat in the South last month, the third straight month the region avoided annual sales declines as consumers took advantage of low interest rates and the first time homebuyer tax credit.”
About a month ago, News Channel 9 reported that the Chattanooga Association of Realtors had a distinctly upbeat assessment on the situation of Chattanooga homes for sale. The August 21, 2009 article noted that “The Chattanooga-area real estate market continued its strong rebound from the disappointing sales earlier in the year according to statistics released today, in both number of homes sold and median price, according to data released by the Multiple Listing Service of the Chattanooga Association of Realtors.”
